
News Topical, Digital Desk : Ayodhya Circle Rate: After eight years, the circle rate in Ayodhya has increased by 30 to 200 percent, increasing land prices. Officials gave this information here on Monday. They said that this increase has been done on the basis of location and land use. The new rates implemented on Monday have particularly affected the areas within 10 km radius of Ram Janmabhoomi, where rates have increased by 150 to 200 percent.
Shanti Bhushan Choubey, sub-registrar of Sadar (Faizabad) tehsil, said the revised rates have been implemented after the proposal was submitted in September 2024. "After resolving the objections, District Magistrate Tikaram Funde has approved the new circle rates and now these have been implemented," he said. According to Choubey, the areas with the most active land transactions have seen the highest increase. "Rakabganj, Devkali and Avadh Vihar housing schemes are now the most expensive in the district," he said.
Due to religious tourism and infrastructure development, the circle rate of the area around the Ram temple has been revised from Rs 26,600 to Rs 27,900 per square meter, which is much higher than the earlier rates (Rs 6,650 to Rs 6,975). Choubey said that this increase has been implemented differently in different categories of land (residential, commercial and agricultural) according to the demand and use at a particular place.
Commenting on the development, Saurabh Vikram Singh, director of a construction company in Ayodhya, said, "An increase in circle rate also means an increase in stamp duty. However, it benefits landowners as the official value of land increases, which helps in better loan assessment and property valuation." Real estate developer Vivek Aggarwal said the move could help curb unaccounted transactions. He said the problem of 'number one and number two' (referring to the use of white and black money in real estate deals) could be solved with realistic circle rates and it would promote transparency.
