News Topical, Digital Desk : Knowledge REIT IPO: The Rs 4,800 crore initial public offering (IPO) of India's fourth real estate investment trust (REIT), Knowledge Realty Trust, has opened today (August 5). This IPO will remain open till August 7. The price band of this IPO has been fixed at Rs 95 to Rs 100 per share. Investors can buy a minimum of 150 shares and can apply in multiples of this number.

Ahead of the IPO opening, Knowledge Realty Trust has raised ₹1,620 crore from anchor investors, which is in addition to ₹1,200 crore raised from strategic investors. Its anchor book includes several prominent global names, such as Amundi Funds, Florida Retirement System, Tocu Europe, Morgan Stanley, Barclays Multi-Manager Fund, Societe Generale, BofA Securities Europe, and Citigroup Global.

Who are the investors?
Domestic institutional investors include Life Insurance Corporation (LIC), Tata AIG General Insurance, NPS Trust, Jhunjhunwala Discretionary Trust run by Rakesh Jhunjhunwala's children, 360 ONE, Nippon Life, Axis Mutual Fund, UTI MF, Tata Mutual Fund, Whiteoak Capital, HDFC Life Insurance, Quant Mutual Fund, Kotak Mahindra Life Insurance, and Aditya Birla Sun Life AMC. The company had raised ₹1,400 crore in a pre-IPO round. Thus, 70% of the total IPO, or ₹4,220 crore, is already committed. Knowledge Realty Trust, Asia's second-largest office REIT, has reserved 75% of the IPO for institutional investors, while the remaining 25% has been kept for non-institutional investors. The company will use the ₹4,640 crore raised from the IPO to repay the debt of its asset SPVs and investment units, while the rest of the amount will be kept for general purposes.

Knowledge REIT is the fourth such listing in the country after Embassy, Mindspace and Brookfield REIT. Knowledge Realty Trust is India's largest office REIT with a total asset value of ₹61,998.9 crore as of March 31, 2025. Globally, it is the second largest office REIT by total leasable area. Kotak Mahindra Capital Company, Axis Capital, BofA Securities India, ICICI Securities, IIFL Capital Services, JM Financial, Morgan Stanley India Company and SBI Capital Markets are the merchant bankers for this IPO. The allotment of Knowledge Realty Trust REIT is expected to be finalized on August 12. The company's shares will be listed on BSE and NSE, with a tentative listing date of August 18.
