News Topical, Digital Desk : To give a new direction to urban expansion, the Uttar Pradesh Housing and Development Board (UPAVP) is developing a large and modern township in the Jungle Kauria area. The proposed project, spread over approximately 270 hectares (approximately 667 acres), will be located on the Gorakhpur-Sonauli road and is planned as a state-of-the-art "Dream City."

The council has selected five key villages for this massive project. Land in Prempur, Jungle Kaudia, Chiutaha, Karhiya, and Tal Jamuar will be acquired for the township. The land in these villages has been surveyed and marked.

Currently, the proposal under Section 28 of the Council Act, 1965, has not been approved. Once approved, the land acquisition process will formally begin. According to Housing Development Council officials, the land acquisition proposal is ready and will be presented to the board meeting soon. A board meeting at the Housing Commissioner, Additional Housing Commissioner, and Secretary levels will finalize the project. It is expected that the proposal will be approved at this meeting this month.

Preliminary approval received at the state level.
The project has received preliminary approval from the state-level selection committee for land acquisition and layout planning. Final approval will now be granted after a board meeting, after which construction will proceed expeditiously. Council officials say that farmers' interests will be considered in land acquisition. To this end, mutually agreed land rate determinations, land pooling, and other options will be explored. This is expected to provide farmers with better compensation and an opportunity to participate in the project.

Infrastructure will be developed on 50 percent of the land.
Fifty percent of the proposed township area has been designated for infrastructure development, including wide roads, parks, drainage, electricity, and other civic amenities. The remaining 50 percent will be developed for residential and commercial properties.

The project is being designed to provide residents with all modern amenities in one place. Improved transportation, green spaces, shopping complexes, and community centers will establish it as a comprehensive urban center.
