Varanasi. For the low income group, the development authority has passed the map under the commercial and affordable group housing scheme in 86 hours. The proposed six-storey group housing society next to the roadways bus stand in Dandupur of Ring Road Phase One will be built in 2817 square meters, in which a total of 65 flats will be built.
There will be space for shops and offices on the ground and first floor. Under this scheme, people will get flats cheaper than the market rate. With the construction, showrooms of branded companies will open and people will get employment. New Kashi was conceived along the ring road.
VDA Vice President took the initiative
In the Master Plan-2031 of the Development Authority, separate places have been earmarked for group housing, apartments, malls, hospitals, petrol pumps, schools-colleges and factories along the ring road. VDA Vice President Pulkit Garg has taken a major initiative to bring the vision of New Kashi along the ring road to reality.
The scheme has been approved in Ring Road Arazi Number-386 M. Mauja-Dandupur, Pargana-Shivpur. Developer Bech Kumar Singh had submitted the map online under the scheme. In this, the map of basement, ground floor and first floor commercial (shop) and second, third, fourth, fifth and sixth floor (affordable group housing flat) was passed in just 86 hours. The developer has got the benefit of 2.47 FAR as compared to the permissible 2.50 FAR.
what is the plan
Flats should remain affordable. A government order has been issued for new standards of affordable housing policy to ensure maximum use of land and to provide various concessions to developers. After this, developers are now becoming increasingly interested in building flats faster.
Under the new policy, now even on a 12 meter wide road, builders will be able to build flats on a minimum land area of 2000 square meters. For this, the FAR (Floor Area Ratio) will also be 2.50 FAR according to the width and area of the road. Density has also been increased to 800 flats per hectare. By being exempted from population density, the builder will have to pay only the basic development fee.
Car parking will be with STP
Parking in the basement, 27 shops on the ground floor, one STP and public facilities, 21 shops, one office and public facilities on the first floor and 13 units (each floor) on the second, third, fourth, fifth and sixth floors, totaling 65 affordable flats will be built. There will be parking for a total of 103 cars, two wheeler parking as per requirement, washroom, lift etc.
