CM Yogi to Launch Varun Vihar & Naimish Nagar Projects Connected to Agra Expressway
Urban expansion across Lucknow is set to achieve a historic milestone as Uttar Pradesh Chief Minister Yogi Adityanath presides over the grand groundbreaking ceremony for two ambitious residential schemes on Thursday, September 24. Organized by the Lucknow Development Authority (LDA), the mega rollout features the sprawling Varun Vihar township near the Agra Expressway and the Naimish Nagar scheme along Sitapur Road. Scheduled for 4:00 PM in Dona village near Kakori, the foundation-stone laying event unlocks public registration for 4,520 residential plots and marks the launch of five multi-story housing towers housing 4,150 flats, providing planned residential accommodations for a total of 8,670 families.
Strategic Agra Expressway Link and Urban Expansion Master Plan
Developed under the Chief Minister's Urban Expansion Plan, the Varun Vihar project encompasses an expansive footprint of 6,580 acres acquired across 12 villages flanking the Agra-Lucknow Expressway corridor. To maximize regional transit access and property valuation, the LDA has formally moved a proposal to the Uttar Pradesh Expressways Industrial Development Authority (UPEIDA) to secure direct vehicular interchange access from the expressway into the township. Concurrently, the 3,600-acre Naimish Nagar development along Sitapur Road will absorb expanding urban demand along the capital city's northern growth corridor. Backed by an initial development outlay of ₹650 crore, both schemes feature broad transit layouts with internal road widths spanning 18 meters to 45 meters, planned to drive residential, commercial, and social infrastructure.
Land Valuation, Plot Sizes, and Phased Inventory
The residential offerings span plot sizes from 72 square meters up to 450 square meters, tailored to meet the housing needs of diverse income demographics. In Varun Vihar, base land pricing has been determined at ₹2,800 per square foot, while Naimish Nagar rates are established at ₹3,800 per square foot. The registration drive opens for 2,847 plots across the Kashi and Kailash sectors of Varun Vihar, with plot sizes including 112.5 sq. m (1,517 units, registration fee ₹1,69,470), 162 sq. m (460 units, fee ₹2,44,040), 200 sq. m (612 units, fee ₹3,01,280), 288 sq. m (68 units, fee ₹4,33,850), 300 sq. m (81 units, fee ₹4,51,920), and 450 sq. m (109 units, fee ₹6,77,880). In Naimish Nagar, a total of 1,673 plots are available across Phases 1 and 2, including 72 sq. m (197 units, registration fee ₹1,47,000), 112.5 sq. m (524 units, fee ₹2,29,995), 162 sq. m (520 units, fee ₹3,31,200), 200 sq. m (299 units, fee ₹4,08,880), 288 sq. m (103 units, fee ₹5,88,790), and 450 sq. m (30 units, fee ₹9,19,980).
₹2,165-Crore Group Housing Push: 4,150 High-Rise Flats
The ceremony will also mark the formal foundation laying for five group housing developments adding 4,150 multi-family units to the capital's housing stock. A capital expenditure of ₹719 crore is allocated for Aditi Apartments in Anant Nagar and Vageshwari Apartments in Sharda Nagar Extension. Concurrently, an additional ₹1,446 crore is committed toward the construction of Lake View Apartments in Gomti Nagar, Park View Apartments in Basant Kunj, and the Aishbagh Square complex situated on Mill Road in Aishbagh. LDA Vice President Prathamesh Kumar confirmed that ground preparations at the Kakori venue are complete, with extensive earth leveling, road-widening interventions, designated multi-tier parking zones, and seating capacity arranged for over 15,000 attendees, including Deputy Chief Minister Brajesh Pathak and regional legislators.
