₹338.5-Cr Raptinagar Township and Sports City Secures Green Clearance After 31 Months

Clearing a major administrative hurdle that stalled ground execution for nearly 31 months, the Gorakhpur Development Authority’s (GDA) flagship Raptinagar Extension Township and Sports City project has officially secured environmental clearance from the State-Level Expert Appraisal Committee (SEAC). The monumental ₹338.50 crore integrated development, for which Uttar Pradesh Chief Minister Yogi Adityanath laid the foundation stone on March 15, 2024, is now primed for rapid construction across Purvanchal's expanding urban landscape. Having satisfied stringent ecological scrutiny during a comprehensive technical presentation before SEAC, the authority has paved the way to expedite pending civil works, structural grading, and peripheral developments, turning this long-anticipated urban hub into a centerpiece of Gorakhpur’s regional modernization.

207-Acre Master Plan: 2,272 Plots, RERA Approvals, and Multi-Tier Social Infrastructure

Spanning a sprawling 207 acres, the mega-project strategically integrates a high-density modern residential township across 174 acres alongside a dedicated 33-acre sports enclave designed to meet international standards. The approved master layout incorporates an aggregate of 2,272 plotted segments, comprising 1,412 individual residential plots, 46 commercial setups, and 794 dedicated builder plots designated for group housing and high-rise developments. Enhancing the self-sustaining township's civic ecosystem, the blueprinted plan includes two full-fledged hospitals, five healthcare clinics, four student and working professional hostels, and two multi-utility school and community club campuses. With the statutory Terms of Reference (TOR) previously cleared and Real Estate Regulatory Authority (RERA) registration officially secured, plot booking procedures are already in motion, while developer PKH Project LLP has been awarded monetization rights for approximately 18 acres of strategic land parcels within the scheme.

Olympic-Standard Sports Arenas and Rapid Progress on Civil Works and Green Belts

Ground progress across the project site has already registered substantial headway, with GDA engineers confirming that perimeter boundary walls around 16 designated public parks have been fully constructed, while foundational work across five additional neighborhood green spaces is complete. The state-of-the-art Sports City is designed to provide comprehensive training grounds for emerging athletic talent, featuring specialized venues for archery, shooting, international-standard swimming pools, cricket, football, basketball, lawn tennis courts, and a synthetic running track. With environmental clearance formally in hand, immediate approvals have been unlocked to erect the outer boundary walls of the sports city, construct the foundations of the main spectator pavilion, and execute large-scale earth-filling works across the grounds. Upon completion, the dual township and athletic hub will not only address core housing demands in Gorakhpur but also position the district as a premier sporting, residential, and commercial powerhouse in Northern India.
